Challenge

All commercial buildings have doors, and hotels have hundreds of them. Keeping them all fully operational is not an easy task. Every day these heavy metal doors are subject to high use, shock and tension, causing the screws holding the door hardware to come loose.

Valuable maintenance time is spent tightening and re-tightening screws, realigning doors and replacing costly hardware. Specific problems can include:

Loose hinge screws can cause the door to sag and bind against the door jamb. Damage can occur to the door and the jamb if not repaired.
Loose screws on the closer arm and closer body of hydraulic door closers can prevent doors from closing properly. Costly door closers may need to be replaced and damage to the door itself can take place. (See Figure 1)
Loose screws in locksets and latchsets – especially lever-type sets –can cause the knob or lever to wobble and prevent proper functioning. If not repaired, the set can wear prematurely and may need to be replaced.

One major hotel chain wanted to proactively prevent these problems from reoccurring, so they looked to Loctite for help.

Solution

Loctite® 242® Removable Threadlocker is the quick and easy way to keep doors working properly. Loctite® 242 is a medium-strength threadlocker that is well-suited for 3/16" to 3/4" diameter fasteners, and allows for easy disassembly with hand tools.

Results

Hotel maintenance engineers now apply Loctite® 242 Removable Threadlocker to hinge screws, closer arm and body screws, locksets and latchsets whenever a new installation or repair is made. No wait time is necessary – doors are operational immediately upon assembly.

Valuable maintenance time has been reduced: no more tightening screws, no more replacing door hardware. Reducing maintenance time on doors has led to decreased repair and hardware costs. Best of all, customer complaints due to improperly functioning doors have been eliminated.

Screws in latch sets and lock sets are prone to loosening, especially lever-type sets (See Figure 2). If a repair is not made, the set can wear prematurely and may need to be replaced.
